Static Holiday Homes

In an area separate from the camping fields, we have a small number of static caravans for hire offering accommodation for up to five people (maximum of four adults). They are all modern caravans with double glazing throughout and an outside decking area for those warm summer evenings. We also keep one of the caravans as dedicated pet-friendly accommodation (the remaining caravans have not had pets in them). In the main holiday season the caravans are let on a weekly basis (Friday-Friday and Saturday-Saturday). In the off-peak season we do offer the caravans for short breaks – please call for more information.

Each caravan has a lounge/dining area, galley kitchen, shower and toilet, double-bedded room and a twin bedded room (the lounge seating can also sleep a child on a small single bed. They are equipped with everything you need for a comfortable self-catering holiday including:

  • Double glazing
  • Heaters in all rooms
  • Freeview digital
  • Colour TV
  • Gas cooker/hob
  • Fridge
  • Kettle, toaster and microwave.

2021 BOOKINGS: Please note you will need to bring duvets, pillows, bed sheets, duvet covers, pillowcases, towels and a tea towel.

Terms and Conditions

Your Booking Confirmation

Your booking is for the dates requested and the number of people as stated on you booking confirmation please note that the maximum number of guests in a caravan is five people. We cannot guarantee a particular caravan or location on our site unless it is the pet friendly caravan.

Arrival and Departure

Arrival is from 3.00pm
From 1st March to 24th May  and from 5th September to 1st November you are welcome to arrive anytime from 3.00pm to 6.00pm. From 25th May until 4th September you are welcome to arrive from 3.00pm to 8.00pm. All arrivals must register with reception before going on to the park. Caravans must be vacated by 10.00am on day of departure. Unfortunately we do not have parking available on site before 3.00pm.

Additional information for Static Caravan Bookings

Please remember to bringing, duvet covers, towels etc.  Whilst the COVID pandemic is still ongoing we ask all guests to bring their own duvets and pillows.

Electricity and Gas

Electricity is payable via a £1 coin meter which is located in the wardrobe in the bedroom. The supply to the caravan is 15 amps so please do not use any additional heaters as this may trip the power supply. The cost of the gas is included in the price of your holiday, please do not leave gas/electric fires and cookers on while you are out of the caravan.


Please note smoking is strictly prohibited in all of our caravans.


There is one parking space for each caravan. If you would like to bring an additional vehicle please contact us at least 24 hours before arrival and we will reserve you parking (subject to availability). The cost is £4.50 per night


We have one caravan which is pet friendly, please inform if you are bringing a dog at the time of booking. All dogs must be kept on a short lead at all times on the park they can be let of the lead on the balcony as long as the gate is closed. Please ensure that your dog does not cause annoyance to other park users and is never left unattended in the caravan. Any fouling must be cleared using the bins provided. Sorry, but we do not accept breeds which are listed in the Dangerous Dogs Act 1991.


The playing of vehicle stereos is strictly prohibited on the park. Musical instruments, radios, CD players and similar appliances should be used considerately during the day and should not disturb or be a nuisance to fellow campers. Noise in general must kept to an absolute minimum after 10.30pm and before 7.30am.

BBQs and Fires

No open fires are to be made on the park. Disposable BBQs are not permitted on the decking as they pose a fire risk. They must be at least 6′′ off the ground – if a stand is required please use the bricks which are available at water points. We do not allow wood or wood chip products to be burnt in the BBQ – please only use charcoal. All BBQ’s to be put out by 10.30pm please.


Children must be supervised at all times and children under 8’s must always be accompanied by an adult in the washrooms. We ask that the play area is not used before 8.00am or after 8.30pm or sundown whichever is the earliest. Water games are not allowed anywhere on the park. We are sorry, but we do not allow children under 18 years to stay in the caravan to without their parents being present.

Bikes, Scooters, Skateboards etc.

Please do not use these on the park.

Kites and Flags

The flying of kites or erecting of any flags higher then your tent or vehicle is strictly prohibited due to the presence of overhead power cables across the park.

Outbuildings, Barns and Machinery

The above are strictly out of bounds to our guests, please do not touch any of the machinery on site.


We have an external company Club Wifi who operate our Wifi and it is on a pay per use basis.

Vehicles, Terracing and Lighting

Please note that certain areas of the park are terraced or fenced off. Please do not climb any of the banks or over any of the fencing. Vehicle access and pedestrian access must always be via designated roads or paths. The speed limit is strictly 5mph. The Lym Valley is designated a “Dark Valley” so the Park has restricted lighting at night, the use of a torch is strongly recommended.


Sorry, but in order to keep the park as peaceful as possible for everyone’s enjoyment we do not accept groups (which for us is more than 4 adults or more than 2 families who know each other) on the park. We also don’t accept single sex groups of 4 adults or more unless by prior arrangement.


We do not have visitor parking available on site except for Blue Badge Holders. One vehicle only can be parked on each pitch (motor home or camper van counts as one vehicle). Please advise any visitors to use the local pay and display car parks.


All tents, cars and personal belongings must be contained within the designated pitch.  We are unable to give refunds if the caravan is vacated early (except in extenuating circumstances and at the park owner’s discretion). We reserve the right to refuse entry to anyone on the park without reason or remove any tent or caravan should it be considered necessary. The refund of the appropriate portion of any site rental shall be sufficient discharge of all obligations to any person who is required to vacate the park. The park owner shall not be liable for any loss or damage or accident to any persons or private property, however caused, whilst staying on the park or using the facilities or amenities.


All reservations made in advance are subject to the following terms and conditions: Booking can be made online and by debit or credit card over the phone. All reservations made in advance require a deposit to be paid at the time of booking to reserve the pitch and the balance must be paid in the same way at least four weeks in advance of arrival (if the booking is made within four weeks of arrival full payment must be made immediately). Any deposit paid forms part of the total bill for the booking. The final bill is the total fee less any deposit paid. A £20 administration charge will be applied to any changes to each booking.

Cancellation Policy

For bookings made before 1st April 2020

No refunds within one calendar month of arrival. Also a £20 administration charge for camping and a £50 administration charge for static caravan stays will be made for cancellations at any time after booking. In the event of failure to arrive by the latest arrival time we reserve the right to retain all monies paid.

For new bookings made from April 1st 2020

The deposit is non refundable anytime after booking ( £50 for each pitch and £100 for each caravan). If payment was made in full at the time of booking a refund minus the deposit will be given for cancellations made more than one calendar month before arrival.  Unfortunately we are unable to offer any refund or a change of dates within one calendar month of arrival date.  This also applies to late arrivals and early departures.

Data Protection

The information taken at time of booking is required to be collected for the purposes of processing your reservation at Hook Farm. We may process your data to keep you informed of our activities and to keep you updated with news, offers and other information that may be of interest to you. If you do not want us to use your information for the marketing purposes described in this paragraph, please let us know. We may also disclose your data to CampStead Ltd who may contact you, inviting you to complete a questionnaire and review regarding your stay at our park.
